OUR PRICING
CASH
A purchase in which the buyer pays the full purchase price of the property in cash or tupically acquiring financing to meet seller at full asking price. Cash transactions are typically quicker and less complicated than creative finance transactions
SUBJECT TO
Buyer assumes the seller's existing mortgage without changing the mortgage holder's name.
HYBRID (Subto + Seller Finance)
A mix of assuming the sellers mortgage and structuring payments on their equity
WRAP ( A to B + B to C )
Acquiring a house on terms ( whether subto, seller financing or hybrid) which is the A to B, then turning around and creating new terms for your end buyer, which makes the B to C.
WRAP B to C
Creating new terms to maximize profits
all deriving from the A to B leg of the transaction.
Self Performed In-House (Direct Pay-No title insurance)
This is specific to FHA or VA Loans in Arizona.
We partner with a Law Firm who
will handle the
escrow portion in addition
to the legal
documents at close. Title policy will be issued by Driggs Title Agency upon recording of deed.
Disclaimer: Attorney fees and Title Policy fees are billed separately by the responsible parties.
Self Performed Atty Assist (No Title Insurance, attorney handles escrow & additional legal fees will apply)
This is specific to FHA or VA Loans that title companies will not touch. We will assist in self performing from beginning to end, handling doc prep, recording and tc duties all internally. This option does not include a title policy.
SELLER FINANCE
House is free and clear (no underlying mortgage) and payments are structured based on sellers equity. Seller becomes bank.
NOVATION
Is the replacement of an existing contract or party with a new one. You are essentially partnering with the seller to pay them their desired amount after property is listed. Ideal for properties that do not require heavy renovations.
